QWhen will you start your waitlist for Fall 2013?

The waitlist started on October 15, 2012.


QWhat do I need to do in order to get my name on the waitlist for Fall 2012?

Visit our office or go onto our website and print out a rental application. In order to get on the waitlist, all residents need to fill out their applications in their entirety as well as pay a $100.00 non-refundable application fee by certified cashier’s check or money order (no cash or personal checks will be accepted for application fees, deposits or the first month’s rent). Lastly, your deposit must be paid in order to reserve your spot. Deposits are half (1/2) of the market rent of an apartment and are non-refundable unless we are are not able to place you in an apartment. QHow many tenants are allowed in each unit?

A
We do not rent by the room or per person. We rent the entire apartment based on a set monthly rent. Two, Three and Four bedroom apartments have a four person limit. One bedroom apartments may have up to two residents only.


QWho handles the utility monthly payments and setup fees?

A
The utilities of electric, cable and internet are paid and set up by the resident. Tenants will need to contact the electric company, South Carolina Electric & Gas, two (2) weeks prior to their assigned moving in to their apartment. SCE&G customer service may be reached at 1-800-251-7234. Tenants will need to provide SCE&G with the start up date (the date in which your rental agreement starts). Cable & Internet is available through Hotwire Communications. Please call Hotwire Communications at 1-800-355-5668 to get set up with your choice of internet and cable bundles.


QAre you a pet friendly community?

A
There are breed restrictions, ie no pit bulls, chow chows, Dobermans, rottweilers, etc. Please be sure to check with the leasing and/or management office for a complete list. A one time non-refundable pet fee of $350.00 charged to the apartment and all roommates must sign the Pet Addendum. This form can be picked up at the leasing office. We also have a leash policy. Pets must be on a lease and have a O & G Mills pet tag on at all time when they are being walked in common space areas and outside on O & G Mills property. A fine will be charged if tenants do not follow policy. In additional to this, a “warning” will be give to apartments/tenants with an unregistered pet. If tenants refuse to pay the pet fee and register their pets, an eviction notice will be delivered to the tenants following the deadline date.


QHow are leases and monthly rent handled?

All cosigners & residents sign one single lease agreement and are equally responsible for the entire amount of rent and all of the terms of the lease. We do not negotiate or arrange individual lease agreements for each person occupying the same apartment. Rent is due on the 1st of every month. There is a 5 day grace period. If rent is not received by the leasing office by midnight on the 5th, the whole apartment is charged a 5% late fee. Rent is also due in the form of one check (multiple checks will be returned to the tenants). In the case that an apartment loses a roommate, everyone on the lease is still responsible for paying the full rent amount (rent will not be prorated).


QHow long are the available leasing agreement lengths?

Leases are for 12 months only. Subletting is NOT allowed, however roommates can be released and added on to the lease agreement as long as all parties involved are aware and sign off on the addendums. These documents can be picked up at the leasing office.


QHow does cosigning a lease work?

Cosigners must fill out an application, provide income verification as well as their social security number to run a credit check through first advantage safe rent; http://www.fadvsaferent.com. QDo I need a cosigner?

At least one cosigner is required to cover the income requirements (4x annual rent) and pass the credit check. We highly recommend that each student has a cosigner, then the income requirements will be combined.


QWhen is rent due each month?

A
All rental payments must be made in full on the first of every month. Monthly payments need to be made with one check per apartment. Late payments are charged to the entire apartment, not an individual. (Note: 1st months rent is due in the form of a cashier check or money order. Granby Mills can make checks payable to Granby Building Tenants, LLC. and Olympia can make checks to Olympia Building Tenants, LLC.)


QWhat are your policies on complaints?

We have a strict noise & disturbance policy. After the third written complaint, we reserve the right to evict the entire apartment. Please make sure that all occupants of the apartment for which you are cosigning are aware that we have a no tolerance policy and that we expect all residents to comply with their lease agreement. Tenants are responsible for the behavior and actions of their guest(s), therefore the tenants will be charged for any damage or violations caused by their guest(s).

Violations beyond a noise complaint will only be given one warning. If tenants are found disobeying any of our other policies a second time, a 5-day Eviction Notice will be delivered to the tenants’ door.

QWhat is included in the rent?

A
Water, trash and sewage is included with the rent. Tenants are responsible to setting up and paying for cable, internet & electricity.
